1. What are the 2 most important factors when selling?
The asking price and condition of the home are the two most important factors when selling.
2. Should I buy a home before I sell my current one?
There is truly no concrete “correct” answer to this question. It all depends on the real estate market, your personal finances, and your comfort level taking risks. Either option has its pros and cons.
3. Do I really need a Realtor when I buy a home?
When buying a home, I strongly recommended you have a Realtor. There are many reasons why you should have a Realtor represent your best interests when buying. Keep in mind, all Realtors are not the same!
4. How much should I offer the Sellers?
You are the only one who can determine how much you should offer a seller. Certainly it’s suggested you ask for your Realtors advice and thoughts, but ultimately you are the only person who determines that.
5. Is a home inspection worth the money?
It absolutely is! For most people, a home is the largest investment they will ever make and protecting that investment by spending a few hundred dollars is well worth it.
6. What is a buyer's representative?
Defined most simply, a buyer’s representative (also buyer’s rep, or buyer’s agent) is an advocate for the buyer—not the seller—in a real estate transaction.
7. When is the best time to sell my house?
When your life dictates a change I can assist you in determining the optimal time to sell given your specific set of circumstances. The best time to sell is definitely not a one size fits all answer.
8. What is land transfer tax?
When you buy land, you pay a certain amount of tax to the Province of Ontario, based on the value of the land. If you are a first-time homebuyer you may be able to get a refund of part or all of the land transfer tax.
